TenancyTrace helps you document property handovers. It does not provide legal, building-inspection, engineering, defect-diagnosis, valuation, fair-wear-and-tear, or liability-determination services, and it does not guarantee any legal or dispute outcome.
Agreement and scope
These Terms of Service (“Terms”) form an agreement between you and LilGenius Labs (“we”, “us”, or “our”) and govern your access to and use of the TenancyTrace Android application (the “App”), tenancytrace.com (the “Website”), and related materials we provide together as the “Service”.
By downloading, accessing, or using the Service, you agree to these Terms and our Privacy Policy. If you use the Service for an organisation, you confirm that you have authority to accept these Terms for that organisation. If you do not agree, do not use the Service.
Eligibility and authority
You must be at least 18 years old and legally capable of entering this agreement. The Service is intended for property professionals and other adults who are authorised to document a property handover.
You are responsible for confirming that you have the lawful authority, permissions, and consents needed to enter property information, take or import photographs, collect names and signatures, inspect premises, and share reports. This includes respecting tenancy agreements, employment obligations, confidentiality duties, privacy law, and the rights of owners, occupiers, tenants, agents, contractors, and other individuals.
Licence to use TenancyTrace
Subject to these Terms, LilGenius Labs grants you a limited, non-exclusive, non-transferable, revocable licence to install and use the App and access the Website for lawful property-documentation and evaluation purposes.
You may not sell, sublicense, rent, lease, distribute, reverse engineer, decompile, modify, circumvent security or technical restrictions, or create derivative works from the Service except where applicable law expressly allows it or we give written permission.
Your records and responsibilities
You retain the rights you have in property records, photographs, remarks, signatures, floor plans, and other material that you create or import (“Your Content”). The current App keeps Your Content on your device and does not upload it to LilGenius Labs.
You are responsible for:
- the accuracy, completeness, relevance, and lawful collection of Your Content;
- clearly identifying illustrative, estimated, or incomplete information where appropriate;
- reviewing records and PDFs before they are acknowledged, finalised, or shared;
- obtaining valid authority and consent for names, signatures, photographs, and personal data;
- protecting your device and exported files from unauthorised access; and
- maintaining any copies or retention arrangements required for your professional, contractual, or legal obligations.
You must not imply that LilGenius Labs observed, inspected, certified, approved, or verified Your Content.
Acceptable use
You must use the Service lawfully and in good faith. You must not use it to:
- record, photograph, sign for, or share information without appropriate authority or consent;
- harass, deceive, impersonate, defame, discriminate against, or unlawfully monitor another person;
- create or distribute false, misleading, manipulated, or fraudulent inspection records;
- infringe privacy, confidentiality, intellectual-property, contractual, or other rights;
- upload or distribute malicious code, unlawful content, or material that compromises another system or person; or
- misrepresent the Service as government-approved, CEA-approved, legally conclusive, tamper-proof, or capable of determining liability or fair wear and tear.
Local storage, finalisation, and exports
Offline storage
The current App stores records locally and does not provide an account, cloud sync, remote recovery, or developer-hosted backup. Android backup and device-to-device transfer are disabled. Clearing App storage, uninstalling the App, losing or damaging the device, operating-system failure, or other device events may permanently remove records.
Finalisation and revisions
The App may prevent changes to a finalised report and may provide revision-based corrections. These controls support a clearer record history, but they do not make a report tamper-proof, legally admissible, independently verified, or immune from alteration outside the App.
Exports and sharing
When you export or share a PDF, you choose the recipient and destination service. You are responsible for checking the report, selecting the correct recipient, applying appropriate security, and managing all copies after export. LilGenius Labs cannot recall or delete copies held by you, recipients, or third-party services.
Documentation limitations
The Service is a documentation tool. It does not replace your professional judgement, a tenancy agreement, an inventory clerk, a qualified building inspector, an engineer, a lawyer, a valuer, a regulator, or any other professional adviser.
The Service does not:
- certify the structural, mechanical, electrical, environmental, or safety condition of a property;
- diagnose defects or determine their cause, severity, responsibility, or repair method;
- decide fair wear and tear, negligence, damage, deposit deductions, liability, or contractual rights;
- guarantee that a signature represents informed consent or that a person had authority to sign;
- guarantee that any record will be accepted by a landlord, tenant, agent, insurer, tribunal, court, regulator, or other party; or
- provide legal advice or guarantee prevention or resolution of a dispute.
You should obtain independent professional advice where the property condition, legal position, safety, liability, or value requires it.
Third-party services
The Service may interact with Android, an external camera, system file picker, share sheet, email application, messaging service, storage provider, print service, or another service that you select. The Website is hosted and protected by Cloudflare.
Third-party products and services are governed by their own terms and privacy policies. LilGenius Labs does not control and is not responsible for their availability, security, content, processing, fees, or actions. A link or integration does not mean we endorse that third party.
Intellectual property and feedback
The Service—including its software, design, branding, documentation, and original content—is owned by LilGenius Labs or its licensors and is protected by applicable intellectual-property laws. These Terms do not transfer ownership of the Service or our marks to you.
If you voluntarily give us suggestions or feedback, you allow us to use it without restriction or payment to improve and develop the Service. This does not transfer ownership of Your Content or confidential property records to us.
Availability, updates, and termination
We may maintain, update, change, suspend, or discontinue any part of the Service. Features may change between pilot, testing, and production versions. We do not promise uninterrupted availability, compatibility with every device or Android version, or preservation of data following an update.
You may stop using the Service at any time. We may restrict or terminate access where reasonably necessary to protect the Service or others, comply with law, or respond to a serious or repeated breach of these Terms. Provisions that by their nature should continue—including ownership, responsibility for exported content, disclaimers, limitations, and governing law—survive termination.
Disclaimers and liability
To the fullest extent permitted by law, the Service is provided “as is” and “as available”. LilGenius Labs disclaims implied warranties and conditions, including merchantability, satisfactory quality, fitness for a particular purpose, non-infringement, accuracy, availability, and that the Service will be error-free or meet every professional or evidentiary requirement.
To the fullest extent permitted by law, LilGenius Labs will not be liable for indirect, incidental, special, exemplary, punitive, or consequential loss; loss of profit, revenue, business, goodwill, opportunity, or anticipated savings; loss or corruption of data; property-related loss; deposit or repair disputes; or loss arising from reliance on a report, unauthorised access, device failure, deletion, export, or third-party service.
Where liability cannot lawfully be excluded, our aggregate liability arising from the Service will be limited to the greater of the amount you paid LilGenius Labs for the Service during the twelve months before the event giving rise to the claim or SGD 100. Nothing in these Terms excludes or limits liability, remedies, warranties, or rights that cannot lawfully be excluded or limited, including any applicable rights under Singapore consumer law.
Governing law and contact
These Terms are governed by the laws of Singapore, without regard to conflict-of-law principles. You and LilGenius Labs submit to the exclusive jurisdiction of the courts of Singapore, unless applicable law requires another forum or gives you a non-waivable right to bring a claim elsewhere.
We may update these Terms as the Service or law changes. The revised Terms will be published at this URL with a new “Last updated” date. If a change is material, we may provide additional notice through the Website, App, or another appropriate channel. Continued use after the revised Terms take effect means you accept them, to the extent permitted by law.
